When you have a Buyer Agency Relationship with your RE/MAX The Woodlands & Spring agent, you are entitled to special fiduciary client level services.

Loyalty:  your Realtor must act in your best interests, i.e.., the best interest of the Buyer.

Obedience:  your Agent must follow lawful instructions.

Disclosure:  your Agent must disclose to you all material facts as they know them, such as relationships between your agent and other parties, existence of other offers, status of earnest money, property value (a "Market Analysis"), their commission split with other brokers, and the effect of important contract provisions.

Confidentiality:  any discussions that you have with your Agent or any exchange of facts or information, should not be revealed to others except at your explicit instructions.  This does not exclude the obligations of your Agent to deal in fairness and honesty with all parties.

Reasonable Skill and Care:  includes arriving at a reasonable purchase price, advising you (the Buyer) of that fact, discovering material facts and disclosing them to the Buyer, and investigating/discussing material facts relative to your purchase.

Your interests will be represented in the purchase of your home, when you have Buyer Representation.

Agency:  is a legal relationship between parties, that is best expressed in a written agreement explaining the duties, responsibilities and obligations of both you, the Buyer, and your Agent.
